L1 application help for LaSalle landlords
LaSalle rent arrears files often involve residential homes, townhouses, basement units, and smaller rental properties. The landlord may have a clear sense that rent is unpaid, but an L1 Application for non-payment of rent requires a clear record that can be followed by the Board.
The N4 should name the correct tenants, identify the unit, list rent arrears only, and use the correct termination date. If the tenant pays after the N4, the balance must be updated.
LaSalle ledgers and payment plans
Payment-plan discussions are common in rent arrears files. A tenant may promise to catch up after a pay date or tax refund, then miss the plan. The landlord should keep the ledger current and save messages about what was agreed to. If the tenant later says the landlord agreed to wait, the file should be ready to explain what actually happened.
Repair records should also be prepared if the tenant has raised unit condition concerns. That does not change the need for a rent ledger, but it helps the landlord prepare for the hearing.
Keep the L1 focused
Other tenancy issues may exist, but the L1 should stay centered on unpaid rent. Damage, interference, or conduct concerns may need another Core LTB Applications path.
