L1 application help for Midland landlords
Midland landlords may deal with rent arrears in apartments, older homes, duplexes, and secondary suites. The tenant may have promised to pay later, made partial payments, or raised property issues. An L1 Application for non-payment of rent needs those facts organized into a clear file.
The N4 should identify the right tenants and unit, list rent arrears only, and use the correct termination date. If the tenant pays after the N4, the balance must be updated.
Building the Midland rent record
The ledger should show rent charged, payments received, and the running balance. Payment proof can include e-transfers, receipts, bank records, and messages. If the tenant disputes the amount, the landlord should be able to connect the ledger to proof.
Repair records should be prepared if the tenant may raise maintenance. Other issues, such as damage or conduct concerns, may need another Core LTB Applications route.
Review the Midland file
If you are a Midland landlord dealing with unpaid rent, an N4 notice, partial payments, or a hearing date, we can review the record and help prepare the next step.
